After the mortgage broker has pre-approved your purchased, I'll talk to you and we'll figure out what type of property most ideally suits you. I'll ask about styles , areas , communities size of home, number of baths, and other attributes that you desire or want. From this information, I will search the Calgary Real Estate Board’s MLS® System and compile a list of potential homes. I either choose the homes which we will view this list, I deliver the list to you and you choose, or often we'll go through the list together. Alternatively, you can search online at realtor.ca.or I can email potential homes to you. The advantage of online/email is that we'll see additional pictures, which most clients enjoy. The disadvantage of realtor.ca is that the search you are able to do there is limited, as it provides less information and capability that the system us real estate agents use. Also, if the listing is new or otherwise doesn't have a picture, it doesn't get uploaded to the public site. Typically, most clients choose 6 -12 properties which catch their attention. Experience has shown that we can see about 9 of these over a 3 hour period, depending upon location. I practically never show more than 8-9 homes a day, as this is maximum number of homes that people are able to remember and keep straight. As we see homes, I start to get a clearer idea of the type of home that is best suited to you. Most customers actually find the viewing phase quite educational. |
