Fixing (either for sale, or after purchase)
One of the questions often asked of a realtor is how much something will cost, and how can it be done. This is often asked either by the seller trying to fix his place up for sale, the buyer who wants to personalize the home, or by investors looking for the "flip" home. Very few realtor actually know much about home construction, and beyond knowing that something is possible, are not in a position to actually give a very helpful answer.
I've been very fortunate.that I've watched my father (a small home builder), build several hundred homes over the last few decades. I wasn't always so knowledgeable; I once told him that his plumber was wasting pipe by installing a "P"-trap, when he could've put a straight pipe in. I was in grade one. Since the, I like to think I've learned a few things, and more importantly, have a list of qualified subtrades to supply to clients.
