In this house the living room was ok, but did not have that wow effect buyers want to see. It was clear to me that if they wanted to create a bidding war, they needed to change the living room and a few more things in the house. Needless to say it all paid off. |

I always tell my clients: “You dont get money for offices, you get money for bedrooms!” and here is a perfect example. This house had 4 bedroom and this one was one of them. People have a hard time visualizing how big the room is if the wrong furniture is in it, or if there is no furniture at all. |

It is important to show furniture in the dining room, but it has to be the right scale and style for the house, and for the room itself. In this case we knew we had to change the dining table, chairs, and light fixture. The wood table in this case was too chunky for the space and was not right for the neighborhood. This paid off for them big time, as they got more than they anticipated. |

Buyers want to fall in love and live YOUR lifestyle. If your lifestyle is not appealing to them they will not pay as much for your house. Buyers are willing to pay more money for something they like and don’t have to fix. |

This couple was using this room as an office and closet. When we came in, it looked to us like there was not enough closet space in the house. another problem… it looked like a 2 bedroom house. We needed to show this area as a bedroom. I thought what a perfect place for a crib. This would speak to any expecting parent. And so it did. Making a challenging room into an asset. Before we came in, this place was on the market for 30 days with no offer. The feedback the agent was getting is that the ceiling in the bedrooms is too low. This is a loft where the living space had really high ceiling, while the bedrooms had divided ceiling heights, totaling 6’ in each floor. Once we staged the loft, it sold in 6 days with not one comment on the low ceiling. as you can imagine… we did not raise the ceiling. Just showed the potential of a fabulous lifestyle. |
